Interior spaces leave lasting impressions, and few people understand this better than design professionals. So when Minneapolis-based custom home design and build firm Sustainable 9 Design + Build embarked on a remodel of its own office in Linden Hills in 2023, the team was intentional about creating a place that better reflected the company’s values and aesthetic to clients.
The office was previously an acupuncture clinic, and it was cut up into a series of smaller treatment rooms, and had lower drop ceilings and carpeting typical of traditional medical office settings. “It was dark, overcrowded, and had very little collaborative spaces for the team to work in,” says Chad Hanson, partner at Sustainable 9 Design + Build. “Segregated rooms only allowed a minimum number of people. It did not match the vibe of the homes we design and build.”
Hanson wanted clients to arrive and immediately understand what the company could do. “We want a lasting first impression without needing to say anything. For example, what material and finish examples could we incorporate for a showroom experience in addition to our functioning office?”
The vision was clear, but it was no easy task. As work got underway, the building’s hidden history began to reveal itself, influencing the design direction. The end result is a highly collaborative workspace and design showcase that combines historical charm with contemporary flair. Hanson and the company’s director of interior design, Brittany Blunt, share more of the journey.
What were some key business needs the team required in the remodel?
Chad Hanson: The goal was to create a larger, more functional workspace that supports both productivity and collaboration, while maintaining an open, dynamic flow throughout. Dedicated office spaces were essential, providing areas to host clients comfortably while also accommodating team meetings with ease. A fully functional kitchen and updated bathroom were also priorities, as both were virtually nonexistent before.
To improve organization and minimize distractions, a designated printing room with additional storage was incorporated, keeping equipment out of sight and reducing noise within the main workspace. Most importantly, the space was designed to showcase the products and features we build with, allowing clients to experience these elements firsthand during meetings at the office.
Maximizing natural light and creating a sense of openness were key priorities, transforming what was once a dark, enclosed space with minimal daylight into one that feels brighter, larger, and more inviting.

How did you honor some of the building’s historical elements?
Brittany Blunt: When we remodeled the building, we opened up all the walls and removed the drop ceilings and we discovered an extra 3 to 4 feet of ceiling height. We then exposed the original roof joists and, due to some structural concerns, we added a new support beam that runs through the spine of the building. That beam and the exposed roof joists are now a gorgeous feature of the new space. We also removed the carpet to expose a hodgepodge of different hardwood flooring species.
Behind the drywall we also found a brick wall that we share with the cafe that borders our space. This red brick had an amazing patina and harkens back to a period in time when brick and timber buildings were the norm in Minneapolis. But perhaps what was most exciting about finding this brick was an old metal fire door that is approximately 8 feet tall by 10 feet wide. It’s hanging on this old metal track system that was used 80 to 100 years ago in case there was ever a fire.
Can you describe color, decor, and material choices, and why they were selected?
Brittany Blunt: The space is brought to life through a playful mix of materials, vibrant color, dynamic lighting, and layered textures, including tile and wallpaper, creating an environment that feels both energizing and inviting. A palette of black, tan, green, and orange was intentionally selected to reflect and reinforce our brand identity throughout the space.
Metal details are carried throughout the space, appearing in the conference room shelving, plant displays, accent wall on cabinetry, and the custom metal staircase. Cambria countertops are paired with Crystal Cabinets cabinetry, highlighting a seamless material palette while also showcasing our strong relationships with trusted vendor partners.
Sustainability is a core focus of the company. How did the office remodel incorporate sustainable building elements?
Brittany Blunt: Reclaimed timber beams introduce warmth while adding a meaningful layer of sustainability to the design, and the original hardwood flooring has been preserved, bringing character and a sense of history to the space. Others include:
- High-performance triple-pane windows paired with energy-efficient LED lighting enhance comfort and reduce energy use.
- FSC-certified cabinetry reinforces a commitment to responsible material sourcing, while a cold-climate heat pump ensures efficient heating and cooling year-round.
- Upgraded insulation, including spray foam and fiberglass batts, improves overall performance, and a reverse osmosis water system provides clean, high-quality drinking water
What has been the team’s response been to the changes?
Chad Hanson: Our team loves it and looks forward to working at the office. The original space was a bit crammed and dark with supplies sitting all over the place. Now, our team is able to connect, work collaboratively on projects, and move about the space with ease.
