Breaking Ground: The Fletcher of Linden Hills

Construction kicks off for 15-unit luxury condominium complex in the heart of Minneapolis this spring

Some things can only be boiled down to fate. That’s how developer Thomas Hertzog, principal of Good Neighbor Homes, describes how he and his business partner and co-developer, Charles Burdick of Streetfront Development, discovered this once-in-a-lifetime Linden Hills property. The site will soon host The Fletcher, a luxury condominium building with 15 upscale homes, slated to break ground this spring.

“[It] feels more like the site found us than we found the site,” Hertzog says. “You cannot find neighborhood-scale condos that are brand new and high end in a quiet, peaceful, yet amenity-rich neighborhood. … [Burdick and I] both really believe in cities, the value of walkable communities, and connected lives with your neighbors.”

The units are designed for those seeking to downsize or right-size their living situations—whether empty nesters, retirees, or couples who divide their time among multiple residences. “Our approach was to provide design elements that spoke to the buyers,” explains Matt Eastman, vice president of Highmark Builders, the custom home builder for the project. “We landed on three themes tied to the Linden Hills area: the woods, the lake, and the city. These themes encapsulate everything that makes this neighborhood unique and appealing.”

With interior design by Ruby+Suede, Highmark’s sister company, the units are sure to be nothing short of exceptionally well-built while prioritizing “livable open spaces with features that buyers were accustomed to in their single-family homes,” Eastman adds. “We wanted these designs to be timeless and functional for both everyday living and entertainment.” This vision is translated through natural, durable, and beautiful materials that reflect Ruby+Suede’s penchant for luxurious, timeless craftsmanship—values that align with how the company approaches all its work, explains Kelly McDermott, senior interior designer.

This design-build collaboration is key to ensure the best experience for prospective buyers. “We interviewed and looked at quite a few different interior design firms here in the Twin Cities—all with condo experience in this kind of ground-up, new construction condo,” Hertzog recalls. “What really sold us on Ruby+Suede was how seamless and integrated the team would be into the build process.”

When considering the architecture and floor plans for the units, the developers intentionally avoided the “cruise ship model” of unneeded amenities often built into condo buildings. “We spent a lot of time developing the floor plans, making sure the flow made sense through the units; the living spaces all had really great natural light and good views; and the bedrooms and bathrooms were a little bit more private to give that sense of security,” says Hertzog, who also calls attention to the spacious outdoor living areas. “There’s not a bad floor plan in the building.”

Of equal importance, the developers are pursuing an ENERGY STAR certification for the project—another draw for prospective homebuyers who value sustainability and eco-conscious living. “We are putting extra insulation on the exterior of the building” explains Hertzog, who likens the choice to “putting on your Canada Goose big, warm blanket as you go outside.” He adds high-end heating and cooling systems that use the latest heat pump technology, solar panels, and EV-ready parking stalls all contribute to the airtight building’s eco-friendly qualities.

But beyond the design and sustainability, there’s something even more compelling about The Fletcher: its unbeatable location. “The people who have signed up to live up at The Fletcher already feel like it’s such a gem,” Hertzog says. “It’s quiet, surrounded by trees and other single-family homes, yet walkable to all of your daily or weekly needs—grocery stores, hardware stores, coffee shops, and more. It’s all there without having to be downtown, and that’s such a rare opportunity to find anywhere in the Twin Cities.”

The Fletcher’s 15 units span four floors, with eight distinct floor plans. Penthouses crown the top level, while ground-floor units offer a walkup, townhouse-style feel. As of publication, 80% of homes are reserved—leaving only three units available to be customized into your dream home. Ready for move-in Summer 2026. Pricing starts at $1.2 million.
