2025 Architecture Trend Predictions With SALA Architects

Jody McGuire, AIA, LEED AP, principal of SALA Architects, shares how one Minneapolis project can embody a number of architectural design trends

In the backyard of a home in the East Harriet neighborhood of Minneapolis, an accessory dwelling unit (ADU)—a secondary residential unit on the same lot as a single-family house—exemplifies several key trends we are expecting to see more of this year.

For the project, an old three-car garage was replaced with a two-car garage and backyard bungalow. This versatile new addition can serve as a work-from-home space, backyard entertainment hub, and overnight guest accommodation.

Hybrid Spaces

This ADU embodies the trend toward multifunctional spaces, particularly for remote work. With clever cabinetry design, the compact space achieves remarkable flexibility. For instance, the daybed transforms into a Murphy bed, allowing an additional level of comfort for guests. The kitchen was also designed to serve both overnight visitors and act as an anchor for backyard gatherings. Above the bathroom, a loft offers additional space for sleeping or watching movies.

Indoor-Outdoor Living

For this design, seamless indoor-outdoor transitions were paramount. Polished concrete floors inside are level with the adjacent patio—creating a smooth, barrier-free flow. Likewise, a sliding pocket door on the north side and a bi-fold door on the east allow the interior to expand outward to the patio.

Rethinking the Lawn

Sustainable landscaping practices were prioritized for this project. In fact, the plantings selected not only reduce water use but also provide critical support for local pollinators. In a similar vein, permeable pavers allow rainwater to soak into the ground rather than run off, which, in turn, helps manage stormwater.

Densifying the City

ADUs represent a vital trend in creating additional living spaces within urban neighborhoods. They make efficient use of existing land—reducing sprawl, transportation needs, and the environmental impact of large-scale developments. They also offer affordable rental housing options, addressing the housing crisis while supporting more walkable, vibrant communities. By building at ground level rather than above the garage, this particular ADU ensures barrier-free access, making it ideal for aging grandparents and intergenerational living.

Sleek Interior Design

The interior finishes of this ADU reflect emerging design preferences, including monochromatic palettes, black accents, and solid surface backsplashes. The restful tones found throughout create a visually calming space, while the black plumbing fixtures and cabinet hardware add a modern, refined touch. In the kitchen, the countertop material extends seamlessly up the wall, resulting in a clean and cohesive look.
